Document Verification Tips

For Sale Deed: Verify seller's name matches all previous documents. Ensure property description matches with tax records. Check for any encumbrances mentioned.
For Encumbrance Certificate: Obtain EC for last 30 years. Verify no outstanding loans or legal disputes on the property.
For Title Deed: Ensure unbroken chain of ownership from original owner to current seller. Get title verification done by a property lawyer.
For Tax Receipts: Verify property tax is paid up to date. Unpaid taxes become buyer's liability after purchase.
For Building Approvals: For apartment/flat, verify building plan approval and occupancy certificate from local authority.
